No, all our modular units come fully assembled, and ready to move in, All you will need to ensure is the base has been prepared for us prior to delivery.

We aim to have your unit ready for delivery within 14 days of order.

Although our houses can be placed directly on the ground,  we recommend using concrete piers, a cement pad, or blocks under each four corners. There are in fact many options pertaining this question, from a full concrete base,  to using concrete pads, to ground screws. and even sleepers. Depending on intended usage we can recommend  accordingly.  Give our team a call to discuss the best option for you.

Planning Permission:

In the majority of cases, our garden rooms can be installed without the need for planning permission, falling under permitted developments in most cases. However, in some cases, permission may be required.

Requirements for Permitted Development of Garden Rooms:

Permitted development rules encompass a range of garden structures, such as sheds, playhouses, greenhouses, garages, and ancillary buildings like sauna cabins, kennels, enclosures, and so on.

Outbuildings generally fall within permitted development, meaning planning permission is not required, as long as they adhere to the following limits and conditions:

  • There is no outbuilding in front of a wall forming the principal elevation.
  • Outbuildings and garages must be single-story with a maximum eaves height of 2.5 metres and an overall height of four metres with a dual-pitched roof, or three metres for any other roof.
  • The maximum height of 2.5 metres applies to a building, enclosure, or container within two metres of the boundary of the property.
  • No verandas, balconies, or raised platforms (a platform must not exceed 0.3 metres in height).
  • Additions or other buildings must not cover more than half the area of land around the “original house.”
  • In specific areas like National Parks, the Broads, Areas of Outstanding Natural Beauty, and World Heritage Sites, the maximum area covered by buildings located more than 20 meters from the house is limited to 10 square meters.
  • On designated land, planning permission is required for buildings at the side of properties.
  • Within the curtilage of listed buildings, any outbuilding will require planning permission.

The permitted development allowances outlined here are applicable to houses and not to flats, maisonettes, converted houses, or buildings subject to specific planning conditions, Article 4 Directions, or other restrictions limiting permitted development rights.

No, none what so ever, once we have quoted you for delivery the price we quote is the price you pay. 

All our modular units come fully finished as per our gallery pictures. This includes a basic package of electrics which comprises of x2 LED lights, and two outlets. Exterior cladding.
